Villa Los Primos has close to 6,000 square feet of living space plus spacious terraces, balconies and decks. It is beautifully decorated with original oil paintings as well as Mexican antiques. All rooms have a view of the Caribbean Sea. The spectacular entrance hall has a domed Cupola brick ceiling and an interior garden. Through the foyer are a sunken living area and dining room. Also located on the ground floor are a kitchen and one bedroom. Glass sliding doors open to the patio, swimming pool, beach and ocean.

The villa has four air conditioned bedrooms, three upstairs and one on the main level. The spacious master bedroom, located upstairs on the southeast corner of the villa, has a king-size bed, en-suite bathroom and balcony overlooking the ocean. The outside balcony runs the whole length of the house.

The second bedroom has two queen-size beds and private access to the ocean view balcony. Between the two corner bedrooms is a studio bedroom/sun room with two single beds that can be converted to a king size bed and louvered doors into the hallway. This room shares the hallway bath with the second bedroom and also has an outdoor balcony overlooking the ocean. Additionally, there is a stairway up to a roof top solarium area. Downstairs on the south corner of the villa is another large guestroom with one queen bed and an en-suite bathroom.

The separate air conditioned guesthouse on the garden side of the property right next to the main house is really cute with iron rod trimming and blooming flora throughout the year. It has twin beds, kitchenette, living room and bathroom. It also has a kitchenette, living room, bathroom and bedroom with two twin beds.

The pool and beach/ocean offer relaxing times for you and your party. The double coral reef has excellent snorkeling. South Akumal beach is also a nesting area for 2 species of endangered sea turtles. If you are here during the summer and fall months, please be respectful of marked nests and hopefully you will be lucky enough to see a mama lay her eggs or a nest hatch. Please do not use bright lights at night or flash photography.

The town of Akumal is a short drive up the road and has a number of restaurants and shops to choose from. There are many golf courses and other beaches to visit as well. Spend a day at Xel Ha, go fishing out of Puerto Aventuras, shop on 5th Avenue in Playa del Carmen and have early evening drinks and appetizers at one of the beach restaurants, or explore the areas freshwater cenotes.
